Lot Size Requirements

While California law allows ADUs on residential lots of any size, practical constraints exist. Most jurisdictions require a minimum lot size to ensure there’s enough space for an ADU while maintaining setbacks, access, and utility connections.

• Minimum lot size. Although state law doesn’t set a strict minimum, local jurisdictions may require at least 3,000 to 5,000 square feet for an ADU, depending on setbacks and coverage limits.
• Maximum ADU size. Detached ADUs can be up to 1,200 sq. ft., but this depends on the lot’s size and zoning. Attached ADUs are typically limited to 50% of the primary home’s size.
• Setbacks. At least 4 feet from side and rear property lines for new detached ADUs. Front setbacks may follow local zoning rules.
